Four Parcels In Long Clove Business Park Sell For $6 Million

Four parcels of non-residential vacant land at 525, 535, 545, and 555 Landmark Drive in Congers were sold by Long Clove Business Park Corporation for $6 million. The buyer was 525 555 Landmark LLC.

The four parcels total 3.4 acres. The property is in Clarkstown’s “M” zone which allows manufacturing in lots larger than 60,000 square feet. No development plans have been filed with the Clarkstown Planning Board, according to its website.

In April, an office park property at 520 Landmark Drive in Congers was sold to to 520 Landmark LLC for $6 million. The 26,000 square foot building on less than an acre was constructed in 2021 as part of Long Clove Business Park, a clustered office/industrial park developed by Scott’s JNK Realty Group for Metro-Wall LLC.

525 555 Landmark LLC is related to ECD NY Inc.

Barry McKenna is the managing member of 525 555 Landmark LLC. McKenna is a principal of ECD NY Inc., a full-service Geotechnical and Deep Foundations contractor in the Tri-State area, according to its website.


Kaser Acreage Sold For $17.5 Million; Mixed-Use Residential/Commercial Planned Including Urgent Care & Kosher Grocer

The Yeshiva Viznitz D’Khal Torath Chaim, Inc. sold 10 Ashel Lane in the Village of Kaser for $17.5 million. The buyer was Sky 10 Ashel LLC. The parcel was transferred to Sky Ashel LLC the same day.

Several financing documents and building loan agreements were filed in the public records totaling about $55 million by Dwight Mortgage. According to the Commercial Observer, the financing will support development of a mixed-use multifamily project at the site.

The project is situated in Kaser, less than a mile from the hamlet of Monsey and will feature a mix of one- to four-bedroom apartments designed for multigenerational families.

The retail component of the development will include an urgent care provider and a kosher grocer to serve the local Orthodox and Hasidic Jewish communities. The developer is Sky Equity Group, an affiliate of Simon Dushinsky’s Rabsky Group.

In January Congregation Khal Torath Chaim sold 2.58 acres of land at 229 Maple Avenue in the Town of Ramapo to Brooklyn-based Sky 10 Ashel LLC for $12.5 million.

Sky 10 Ashel, LLC then transferred the same lot to Sky 229 Maple LLC, a Delaware LLC. Both entities are related to Simon Dushinsky. Dushinsky is a partner in the Rabsky Group, a residential development company based in Brooklyn, NY with extensive holdings in Brooklyn in multi-family housing and high-rise apartment buildings.

Financing for the acquisition on Maple Avenue was provided by New Jersey-based Levon NY Maple LLC in the amount of $12 million.


41 West Church Street In Spring Valley Sells For $2.7 Million

41 West Church Spring ValleyThe industrial property at 41 West Church Street in Spring Valley was sold by Tiger HL LLC for $2.7 million. The buyer was 41 W Church LLC.

Financing in the amount of $2.025 million was provided by TD Bank.

The 5,000 square foot warehouse sits on .48 acres just off North Myrtle Avenue in Spring Valley.

Tiger HL LLC recently purchased 31 Murray Hill Drive in Nanuet for $8 million. Financing in the amount of $6.4 million was provided by Bank of America for the Murray Hill property.

The West Church property previously was the home of Lion HVAC Supplies, an HVAC supplier with locations in Brooklyn, Queens, Middletown, and Lakewood, NJ. Lion relocated to the facility on Murray Hill Drive.


Carlton Road Acreage, Part of Shem Olam Bankruptcy, Sells Again

MS Highview LLC sold property at 105 Carlton Road in Suffern for $4.8 million. The buyer was Chestnut Ridge-based CC Highview LLC. CC Highview is affiliated with Jeffrey Levitin. The 11.74 acres are undeveloped, vacant residential land.

The property was purchased by MS Highview as part of a Shem Olam, LLC’s bankruptcy approved sale in April. The Carlton Road property was one of the properties sold by Shem Olam. The other was 82 Highview Road in Suffern.

The property sits on Carlton Road West, a residential corridor in the Suffern area near the southern edge of Ramapo. The location offers a blend of expansive wooded residential acreage ripe for development.
