Townhouse Site Proposed For Wayne Avenue In Suffern Sells For $2.95 Million

SCohen Brooklyn LLC purchased 2.93 acres of vacant land at 156-160 Wayne Avenue in Suffern. The seller was Wayne Project LLC. The buyer is an Airmont-based LLC. The purchase price was $2.95 million.

An application for construction of a three-story, 44-unit multi-family building with 88 parking spaces was originally submitted back in 2021 by the seller under the name Wayne Avenue Apartments. The land is zoned MR-15, which only allows up to 24-units.

A revised site plan was prepared and subsequently submitted in accordance with the zoning calling for 23 townhouse units: four 3-bedroom units; and 19 2-bedroom units with 48 parking spaces. The townhouses are spread over six buildings. The property has some steep slopes that are being preserved as wooded areas.

As part of the Rockland County GML review, the Rockland County Department of Planning recommended a conservation easement on the wooded portion to protect the trees, steep slopes, and potential endangered species that may live on or around the area.

The architect on the project is Peter F. Gaito & Associates.

The Wayne Project LLC purchased the three parcels in 2001 for $1.6 million.


Route 59 Retail Sites in Nanuet Sell For $3 Million

Lites Plus SiteKent Route 59 Corporation sold the properties at 196-210 East Route 59 in Nanuet to Bronxville-based Bronx West Rock Fund I, LLC.  The purchase price was $3 million. Bronx West Rock Fund I’s principal is John Colangelo.

The two parcels total .75 acres and are the homes of Lites Plus, Safelite Auto Glass and other tenants.

Financing in the amount of $2.1 million was provided by Middletown, NY-based lender Orange Bank & Trust.

Bronx West Rock Fund I is affiliated with 2446-50 Beaumont LLC, the owner of 148-164 East Route 59, acquired in 2021 for $6.2 million. Bronx West Rock Fund 1 also acquired 99-113 Route 303 in Tappan in 2022 for $1.6 million.


Three Automotive Dealership Properties Sell To Miami-based Bomnin Automotive Group For $5.8 Million

Bomnin Auto GroupNanuet Automotive Real Estate LLC, a Delaware LLC, purchased three properties at 16, 20 and 32 Route 304 in Nanuet. The seller was RSJS Realty LLC and a related trust. The purchase price for the three lots was $5.8 million. The properties, formerly under the umbrella of Grand Prize Auto are now part of the Bomnin Automotive Group.

The three automotive lots cover 6.4 acres.

Nanuet Automotive Real Estate LLC is affiliated with Arnaldo Bomnin, a Cuban-born American, and the Miami-based Bomnin Automotive Group. Bomnin owns multiple dealerships in South Florida and Virginia. Bomnin is in the top dealer ranks for its brands which includes Chevrolet, Chrysler, Dodge, Jeep, Volvo, Alfa Romeo, Mitsubishi, and Cadillac.

The dealership at 32 Route 304 sells Chevy, Buick and GMC autos. The property at 16-20 Route 304 is now Bomnin Cadillac.

Contemporaneous with the purchase, the Nanuet Automotive Real Estate secured financing in the amount of $14.22 million from Americredit Financial Services, Inc., of Irving Texas, an entity doing business as GM Financial.
