First Reform Church Of Nyack Sold To Nonprofit Events Venue Operator For $2.5 Million

18 South Broadway, Nyack, NYThe Angel Nyack, Inc., a nonprofit corporation, purchased the First Reform Church of Nyack at 18 South Broadway for $2.5 million.

Financing for the acquisition in the amount of $2.675 million was provided 50% by the Susan Wilmink Revocable Trust and 50% by the Thomas Schneck Revocable Trust. The sale of the church property was approved by the Rockland County Supreme Court back in May of 2024.

The church was constructed at 18 South Broadway in Nyack in 1836 and in 1853 was incorporated as the First Reformed Protestant Dutch Church of Nyack. The building was enlarged in 1851 and again in 1871. In 1901 the old structure was replaced by the present brick church with the landmark bell and clock tower.

The property is .4o acres on the corner of Burd Street and South Broadway. The 17,000 square foot building has also been the home of “Soup Angels” which provides meals and groceries to people in need.

Angel Nyack is promoting the property as a “performance & event venue,” and a “unique historic venue,” and “a space to celebrate weddings & milestones, enjoy the arts & lift spirits.” An earlier application to New York State as part of Nyack’s Downtown Revitalization Initiative contemplated a $4 million retrofit of the historic church for arts, catering and feeding the hungry.


Subdivision And Single Family Homes Proposed For Spook Rock Farm Property

220 Spook Rock RoadThe Stonehedge Farm property at 220 Spook Rock Road in Montebello sold for $4.675 million. The seller was Scott Minetto and Spring Valley-based Stonehedge Height Corporation. The buyer was Masa Estate Holdings Corp.

The property is 17.22 acres, and sits across from the Town of Ramapo’s Spook Rock Golf Course. It previously housed the Minetto homestead and a riding stable.

The Stonehedge Farm property has been the subject of development plans dating back to 2018 when an 11-lot subdivision was proposed.

As recently as March this year, a proposal was floated that would have created 5 lots with 20 dwelling units: 16 new condominiums in 8 duplex building with a pool house, three single family residences, and preservation of the historic Minetto farmhouse and outbuildings.

In June, the developer withdrew its application and instead opted to revise its plan and create a subdivision for 11 new single-family homes, plus the Minetto Farmstead and an accessory cottage.  The zoning compliant plan calls for the preservation of about 3 acres of open space and clearance of about 4 acres of forest.


Pomona Multi-Tenant Industrial Property Sells For $10.8 Million

245-247 Quaker Road, PomonaThe industrial property at 245-247 Quaker Road in Pomona sold for $10.8 million.

The seller was Quaker Ridge Realty Corp which owned the property since 1979. The buyer was Quaker RD Realty LLC.

Financing was provided by the seller in the amount of $10.5 million.

The 24.6 acres warehousing/industrial property is home to several industrial tenants. The 43,200 square foot building was constructed in 1960 according to public records.


25 Main Street In Monsey Acquired For $1.9 Million By Owner of Adjacent Lot

23-25 Main StreetThe owners of a lot at 23 Main Street in Monsey have acquired the adjacent property at 25 Main Street for $1.9 million. The seller was 25 Main Street Corp. The buyer is 25 Main St Monsey LLC whose managing member is Brooklyn-based Lea Neuschloss.

Financing in the amount of $1.375 million was provided through New Jersey-based Monticello Management Corporation.

The two lots combined total .37 acres. The properties are zoned NS (Neighborhood Shopping) which allow a variety of retail, commercial and office uses.
