Nanuet Industrial Building Sells For $8 Million
31 Murray Hill Drive, LLC sold the property at that same address in Nanuet to Tiger HL Realty LLC for $8 million. Financing in the amount of $6.4 million was provided by Bank of America.
Brooklyn-based Tiger HL Realty LLC is managed by Hillel Kaff.
The 33,000 square foot, one-story commercial building/trucking terminal was constructed in 1980 and sits on about 3.05 acres.
It previously housed a UPS facility, and is now home to Lion HVAC Supplies, an HVAC supplier with locations in Brooklyn, Queens, Middletown, and Lakewood, NJ. The Kaff family is affiliated with Lion HVAC Supplies.
According to public records, 31 Murray Hill Drive LLC acquired the property in July of 2025 for $4.15 million.
Bronx West Rock Fund Acquires Two Nanuet Retail Parcels For $2.175 Million
Bronx West Rock Fund II LLC acquired the parcels at 23 College Avenue and 81 East Route 59, both in Nanuet from the Marisco Family Trust. The purchase price for the properties was $2.175 million
Financing was provided by Anthony Colangelo in the amount of $1.2 million. The principal of Bronx West Rock is John Colangelo.
Colangelo has previously acquired retail parcels at 196-210 East Route 59 in Nanuet for $3 million.
Bronx West Rock Fund I is affiliated with 2446-50 Beaumont LLC, the owner of 148-164 East Route 59, acquired in 2021 for $6.2 million. Bronx West Rock Fund 1 also acquired 99-113 Route 303 in Tappan in 2022 for $1.6 million.
Bankruptcy Court Approves Sale of Shem Olam’s Ramapo Parcels For $13 Million
Shem Olam, LLC, the owner of parcels at 82 Highview Road and 105 Carlton Road, sold three parcels of land to MS Highview LLC. According to public records, the three lots sold for $13 million. The sale was approved in March by the United States Bankruptcy Court for the Southern District of New York over the objections of creditors Rabbi Mayer Zaks, Yeshiva Chofetz Chaim, Inc. and 82 Highview LLC. The creditors filed an appeal of the Bankruptcy Court’s decision to allow the sale.
82 Highview Road is a 2.4 acre parcel housing a daycare center and school. Last May, the Town of Ramapo filed suit in Rockland County Supreme Court against the owners citing dangerous conditions at the facility, claiming it was being used as an illegal daycare center. The town sought relief from the Court barring occupancy of the premises.
105 Carlton Road is about 12 acres of residential land.
The bankruptcy court ordered the proceeds to be applied to legal fees, trustee fees, and underlying debt on the property.
MS Highview is a Delaware-based LLC formed in January and registered to do business in New York in April.
60 Broad Street Apartments In Village of Haverstraw Sells For $6.75 Million
Landslide Holding Corporation sold 60 Broad Street in the Village of Haverstraw to Broad Manor LLC for 6.75 million. Financing was provided by the seller in the amount of $5,062,500.
Broad Manor is a 48-unit apartment complex in close proximity to the planned development of the Chair Factory on the Village of Haverstraw waterfront. The building is 30,378 square feet on .45 acres. The building was constructed in 1970.
Landslide Holding sold its interest in 9 Fairmont Avenue in Haverstraw for $6.75 million in 2021 to Fairmount Holding LLC. Both Broad Manor LLC and Fairmount Holding LLC are managed by member Yosef Streicher.
Airmont Residential Parcel Sells For $2.5 Million With Restrictive Covenant Limiting Resale Or Subdivision
5.7 acres of residential land at 71 Church Road in Airmont was sold by 71 Airmont Purchaser LLC to 71 Church LLC for $2.5 million.
The property was sold with a restrictive covenant that prohibits the buyer from selling, mortgaging, transferring or in any way encumbering the property without the consent of Ira Schiff, the seller of the property.
The land is zoned R-35 (residential).
In 2022, the parcel was subdivided off the original 6.8 acres lot. A previous application before the Airmont Planning Board in 2007 for a 5 lot subdivision was approved but never completed.
The property sits on the New Jersey border. Previous efforts to subdivide the property met with opposition from the adjacent property owners.
