North Middletown Road Service Station Sells For $4 Million
The Gulf Station at 552 North Middletown Road in Pearl River sold for $4,000,000. The seller was Rockland Car Care, Inc. The buyer is 552 North Middletown Road, LLC whose principal is Pinches Braun of Spring Valley.
The building, constructed in 1980 is about 6,100 square feet and sits on 1.6 acres on North Middletown Road, across from an entrance to the sprawling Pfizer campus.
Financing for the acquisition was provided by Harvest Small Business Finance, LLC in the amount of $3.2 million.
In 2022, Rockland Car Care was cited by the Town of Orangetown for exceeding its permitted use by allowing overnight use of its property for local resident parking, contractor storage, storage of box trucks and limousines outside of its Certificate of Occupancy. Rockland Car Care acquired the property in 2001.
West Nyack Retail Strip Center Sells For $3 Million
A retail strip center at 291-303 Route 59 in Clarkstown sold for $3 million. The seller was Ohr Hachayin LLC of Spring Valley. The buyer is Nanuet-based Building Better Dreams, LLC, managed by its owner Richard Peralta. The single-story strip center sits on .92 acres.
The building is just shy of 10,000 square feet and was constructed in 1984. Its tenants include the Romantic Depot and Palisades Kitchens. The property is zoned for retail use and is situated across Route 59 from the Palisades Center.
Peralta’s LLC has acquired several properties in Rockland County recently, including a mixed-use property at 10-20 South Main Street in Pearl River for $2.375 million in 2023, and 59 Beach Road in Stony Point for $649,000 in 2023, and 52 New Main Street in Haverstraw for $500,000 in 2021.
At 52 New Main Street in Haverstraw, Building Better Dreams received an incentive package from the Rockland Industrial Development Authority (IDA) where it agreed to spend about $2.2 million to rehabilitate the structure to house medical offices. The abatement provided through the IDA included mortgage tax abatement and sales tax exemptions of about $85,000.
Deed to 65 Main Street In Nyack Delivered To Zee Capital After Four Years Of Litigation
The deed to Isaac Hershko‘s property at 65 Main Street in the Village of Nyack has finally been delivered to its lender, Zee Capital, after four years of litigation. According to Zee Capital, the property is vacant, has no heat or electricity, and has been deemed unsafe by the Village Building Department.
The New York-based lenders have been through a foreclosure action for nonpayment of the underlying mortgage on 65 Main, 2 Highland Avenue, and 20 South Broadway, a COVID moratorium on foreclosures, and a bankruptcy filed by Hershko that all served to delay the transfer of the assets. In February, the Court permitted the transfer of the 65 Main Street property to its lender.
A Referee’s Deed In Foreclosure, valued at $2 million, was recorded in favor of the lenders last month. The commercial property sits on about .48 acres just east of Broadway in Nyack.
