Maplewood Gardens Sells For $15 Million; Adds To A Growing Portfolio For Sisters Of  Charity Housing Development Corp.

Sisters Of CharityThe Clarkstown Preservation Limited Partnership sold its Section 8 housing holdings in Nanuet to Maplewood Garden Enterprises, LLC.  The complex sold for $15 million.

Maplewood Garden Enterprises is affiliated with Staten Island-based Maplewood Housing Development Fund Corporation, a not-for-profit corporation organized under New York’s Private Housing Finance Law.

According to public records, Maplewood Gardens is multifamily apartment complex that was constructed in 1983, located at 201 Maplewood Gardens in Nanuet. It features 51 units with a mix of one, two, and three-bedroom units, and total size of 39,224 Square feet on 5.4 acres.

The buyer is affiliated with the Sisters of Charity Housing Development Corporation which according to its website operates other affordable housing developments in Rockland County, including Dowling Gardens and Thorpe Village in Sparkill, and Vincent’s Village and Seton Village in Clarkstown. Beginning in the 1980’s, the Sisters of Charity began to sponsor the development of supportive, affordable housing for people in need in the New York metropolitan area. Its executive director is Matthew Janeczko.


A Web Of Property Transactions Involve A Brooklyn Residential Developer, Plans For Suffern Yeshiva Campus, And Mega State-of-the-Art House Of Worship

229 Maple AvenueCongregation Khal Torath Chaim sold 2.58 acres of land at 229 Maple Avenue in the Town of Ramapo to Brooklyn-based Sky 10 Ashel LLC for $12.5 million.

Sky 10 Ashel, LLC then transferred the same lot to Sky 229 Maple LLC, a Delaware LLC. Both entities are related to Shimon Dushinsky. Dushinsky is a partner in the Rabsky Group, a residential development company based in Brooklyn, NY with extensive holdings in Brooklyn in multi-family housing and high-rise apartment buildings.

Financing for the acquisition was provided by New Jersey-based Levon NY Maple LLC in the amount of $12 million.

According to a filing with the New York State Attorney General, the proceeds from the sale will be used to acquire 82-86 Carlton LLC which owns 24.5 acres of vacant land at 86 Carlton Road West in Suffern. Khal Torath Chaim will partner with Yeshivath Viznitz D’Kahl Torath Chaim, Inc. (which is selling its land at 10 Ashel Lane in Monsey) to buy the Carlton Road property for $25 million.

Dushinsky’s Sky 10 Ashel, LLC will also buy 10 Ashel Lane in Monsey for $17.5 million.

Together, Khal Torath Chaim, Inc. and Yeshivath Viznitz D’Khal Torath Chaim plan to build a major new center for the Viznitz institutions at 86 Carlton Road West which will include 5 separate school buildings consisting of 300 classrooms and a mega state-of-the-art house of worship.

The New York State Attorney General’s Office approved the two sales in November.


St. Zita Property in Monsey Changes Hands Again

St. Zita VillaGrove Edge LLC purchased the St. Zita’s Villa property, a 13.18 acre property located at 50  Saddle River Road in Monsey from RD Saddle River LLC for $11.75 million. RD Saddle River LLC acquired the property in July of 2024 for $11.5 million.

The St. Zita’s property includes a 30,000-square-foot building on nearly 14 acres. The parcel is zoned R15-A, which permits residential development on 15,000-square-foot lots, with accessory apartments allowed, according to the Ramapo town code. St. Zita’s Villa operates as an assisted living facility. The property is largely surrounded by residential lots.

The Sisters of Reparation of the Congregation of Mary was established in 1903 by Ellen O’Keefe, a nurse from Ireland whose life’s work was dedicated to caring for women. She was named Superioress of the Congregation under her religious name, Mother Zita, and offered a home for women who needed shelter and employment. After her death, Zita’s Villa was established in Monsey, NY in 1938 in her memory. St. Zita’s Villa served as a residence for the sisters and supported women in need throughout Rockland County.

Financing in the amount of $14 million was provided by Spring Valley-based 50 SD Series LLC.
