Tappan Light Industrial Portfolio Sells For $11.25 Million

Rockland Industrial ParkA portfolio of properties made up of 10 Rockland Park Avenue, 30 Rockland Park Avenue, 70 Rockland Park Avenue and 1-37 Oak Tree Road, 202 Oak Tree Road, 238 Oak Tree Road in Tappan, along with 270-280 Oak Tree Road in Palisades were sold by Dean Carson Tappan LLC. The buyer was Brooklyn, NY-based Rockwise, LLC whose principal is Ben Tyberg. The portfolio sold for $11.25 million.

Ben Tyberg, according to the PRE Real Estate Services website, is a buyer of investment and value add projects in the industrial and commercial marketplace, whose specialty is locating and structuring transactions to benefit both his clients and his own company portfolio. The property, according to a spokesperson, was purchased as an investment with no current re-development plans.

Dean Carson Tappan LLC was part of the Steiner Group, a consortium of companies sharing ownership of the parcels. The consortium was made up of Dean Carson, Sonder Realty Corp., Fedcar Realty Corp., DY Company Mills, Inc. and Safden Realty Corp., that owned and managed the multi-tenant, low-rise, commercial and industrial portfolio. The eight parcels total 23.43 acres. Most of the buildings on site were constructed in the 1960s.

Financing in the amount of $9.6 million was provided by New York City-based NEG Financing 4 LLC.


Sixteen Buildable Lots Above Route 9W In South Nyack Sold To Monroe-Based Builder For Single Family Homes

Nyack Waterfront LLC, a Monroe, NY-based investor and builder, through multiple purchases acquired sixteen vacant residential lots from River Ridge Estates, also based in Monroe.

The lots, purchased in seven different transactions, are all located on the ridge above Route 9W in South Nyack, in close proximity to the Yeshiva Viznitz Dkhal Torath Chaim (the former site of Nyack College).

The vacant lots are located at 4 and 9 Willow Court, 12 Hillside Avenue, 2, 19 and 27 College Avenue, and 10, 15, 16, 17, 18, 19, 21 and 23 Berachah Avenue, two lots at 214 South Boulevard. The total paid for the lots, according to the recorded deeds was $4.34 million.

Financing for the transactions was provided through Long Island-based Broadview Capital . Six separate Building Loan Agreements were also recorded.

The lots sit largely in the single-family residential zones, though some lots allow for clustered subdivisions and other uses.

Nyack Waterfront LLC’s principal is Yankev Indig of Indigo Contracting/Indigo Homes. River Edge Estate’s principal is Mendel & Eva Schwimmer.


Jawonio Buys Former Wellness Spa Building In Valley Cottage For $1.55 Million

7 Lake Road Valley CottageThe former Wholeness Center spa building located at 7 New Lake Road in Valley Cottage was purchased by Jawonio, Inc. for $1.55 million. The seller was Two Owl, LLC.

The 7,808 square foot, three-story, office building sits on .57 acres with 32 parking spaces.

Jawonio purchased the property to provide services for its clientele –children, adults, and families with intellectual / developmental disabilities, behavioral health challenges, and chronic medical needs.

Two Owl acquired the building in 2018 for $565,000 from Bee Liever Realty Corp.

Rand Commercial represented both sides in the transaction.
